According to the 2024 Florida Statute FS 718 and subsequent updates, condo associations are required to maintain a community website or web portal that is accessible to association members* . This website must include digital copies of key documents such as governing documents, budgets, financial reports, contracts, meeting notices, and agendas, and it must have a secure section only accessible to owners through login credentials.
The law allows the website to be operated directly by the association or by a third-party provider but requires that the association maintain control of the site, especially in the event of a change in management companies. The platform should ensure that personal information of unit owners is protected and only information required by statute is disclosed.
For associations, the compliance deadline is January 1, 2025.*
